START WITH A CLEAR QUESTION

Which surfaces and preparation steps does my painting quote actually cover?

Painting prices need measured paintable area and an assessed preparation scope; underlying moisture rectification is not assumed to be included.

01

A discussion of walls, ceilings, trims and other surfaces proposed for treatment.

02

Identification of visible surface concerns for assessment, including cracks, peeling and moisture-related marks.

03

A preparation and paint-system specification appropriate to the assessed surface and intended finish.

04

Colour coordination and clarification of protection, cleanup and handover items included in the proposal.

THE CHOICES THAT SHAPE YOUR SCOPE

Decide the details.
Build the right brief.

01

Define the painting area

List walls, ceilings and any other surfaces separately. Ask how openings and differently treated surfaces are handled in the measurement.

02

Separate repairs from decoration

Record visible surface concerns for assessment. Identify any underlying rectification separately from preparation and the final paint finish.

03

Choose a product system

Compare the specified preparation, primer and finish coats together. Review colour and finish choices in the lighting of the intended room.

UNDERSTANDING THE BUDGET

What affects the cost?

  • Measured paintable surface area and the agreed treatment of openings, ceilings and trims.
  • Existing finish condition and the extent of preparation, repairs or removal required.
  • Specified product system, number of coats and any decorative or specialist finish.
  • Access height, furniture protection, occupied-home constraints and cleanup responsibilities.

BEFORE YOU BEGIN

Your next questions.

Is painting measured using the apartment carpet area?

Carpet area describes floor space. Paintable area concerns the surfaces being painted, so the two are not interchangeable. Ask the proposal to state its measurement basis and identify included walls and ceilings.

Will painting solve a damp patch?

A fresh finish alone does not establish or fix the underlying cause. The source needs assessment, and any rectification should be separately identified before the finishing scope is agreed.

How do I compare two painting quotes?

Compare the same surfaces, preparation, products and coat specification. Check protection, repairs and cleanup, then review exclusions. A lower rate may represent a different scope rather than a saving on equivalent work.
